Landlord Representation Includes:
- Providing residential leasing services for the owner in conjunction with providing property management services
- Performing residential leasing services on behalf of owners who prefer to self-manage
- Preparing a Comparative Market Analysis (CMA) to provide pricing recommendations for lease
- Assessing property condition to determine any needed modifications for compliance with state and local laws
- Advertising the property for lease on the Multiple Listing Service (MLS)
- Advertising the property for lease both online and in print
- Showing the property and cooperating with other agents who show the property to their clients
- Perform tenant screening services
- Drafting and executing Lease Agreements
- Collecting tenant deposits and rents and holding funds in trust on behalf of the owner
Tenant Representation Includes:
- Locating rental property based upon stated criteria with regard to price, size, location and other preferences
- Showing properties that match requested criteria to the prospective tenant/lessee
- Acting as a resource to the tenant/lessee during the lease application process & assisting in negotiating lease terms
